How to calculate plot price from area and rate
The basic plot-price formula is straightforward when the area and rate use the same unit. MahaMetric also handles mixed units by converting them to a common basis before calculating the estimate.
Base plot cost = Plot area × Rate per matching area unit
For example, you can enter area in Guntha and a rate per sq ft, or area in Acre and a rate per Guntha. The calculator normalizes the units internally instead of requiring you to convert them first.
Plot rate calculator with sq ft, sq m, Guntha and Acre
Square feet
Useful when local property listings or negotiations quote land rates per sq ft.
Square metres
Enter metric area or rate directly without doing a separate conversion.
Guntha
Useful for Maharashtra land discussions where plot size or rate is commonly expressed in Guntha.
Acre
Suitable for larger land parcels quoted by Acre while still showing normalized values.
Market rate, negotiation adjustment and total land cost
The entered market or negotiated rate produces the base plot price. The optional adjustment lets you test a discount or uplift scenario, while brokerage and other known costs can be added to create a more realistic purchase-budget estimate.
The adjustment control is only a user-defined what-if scenario. It is not an official valuation factor or Maharashtra ASR coefficient.
Plot market price is not the same as official ASR valuation
A plot price based on a seller's quote, broker quote or negotiated market rate does not automatically become the government valuation used for stamp-duty purposes. If the transaction requires Maharashtra ASR/Ready Reckoner valuation, verify the official rate and valuation separately.
What is included in the plot purchase estimate?
The planning total can include the adjusted plot price, brokerage and any other known costs you manually enter. It also lets you compare that estimate against a personal purchase budget.
Stamp duty, registration fee, taxes, title/legal costs, development obligations, loan costs and other government charges are not added automatically.

How do you calculate the price of a plot?
The basic calculation is plot area multiplied by the price rate in a matching unit. MahaMetric normalizes area and rate to a common square-foot basis first, then calculates the base plot cost.
Can I calculate plot cost using a rate per Guntha or Acre?
Yes. The calculator accepts plot area and rates in square feet, square metres, Guntha or Acre and converts them internally before calculating the estimated land price.
Is plot market price the same as Maharashtra ASR or Ready Reckoner value?
No. A negotiated or market rate entered in this calculator is a user-provided planning input. Official ASR or Ready Reckoner valuation should be verified separately through the Maharashtra e-ASR process.
Does the plot cost calculator include stamp duty and registration charges?
No. The main planning total includes the adjusted plot price, entered brokerage and other costs you choose to add. Stamp duty and registration charges should be estimated separately using the relevant Maharashtra transaction tools.
How can I compare a plot price with my budget?
Enter your purchase budget in the optional budget field. The calculator shows whether the current planning estimate is within budget and how much remains or exceeds the budget.
