Guntha calculator: Acre, Guntha and square feet
Guntha conversion
1 Guntha = 1,089 sq ft
Acre conversion
1 Acre = 40 Guntha = 43,560 sq ft
Enter land in Acre or Guntha and the calculator shows the equivalent area while keeping plot-division results available in both Guntha and square feet.
How the plot division calculator works
1. Start with total land
Enter total area in Acre or Guntha and apply any road/open-space deductions you want to test.
2. Choose division method
Plan by target plot size or by the number of plots you want to compare.
3. Review usage
See estimated per-plot area, used land, leftover land and an optional frontage/depth proportion.
How to read the visual plot division preview
The preview is a schematic grid generated from the calculated plot count. Each cell represents one estimated plot, while the leftover indicator shows unallocated net area. If frontage and depth are entered, the preview cells use that rectangle proportion for easier comparison.
The visual is not a cadastral map, survey drawing, sanctioned subdivision plan or to-scale representation of the actual land parcel. Real arrangement depends on boundary shape, access, internal roads, reservations, setbacks and approval conditions.
Maharashtra layout-plan checks before relying on the estimate
Maharashtra's official UDCPR area-statement format checks more than a simple road percentage. For a real layout, confirm relevant site and planning items with the applicable planning authority and your licensed technical professional.
- Ownership area from records such as 7/12 or CTS extract
- Measurement-sheet and on-site area
- DP/RP road, widening, service road or highway impact
- Development-plan reservation, if any
- Amenity space, where applicable
- Recreational open space, where applicable
- Internal road area and final plotable area
- Inclusive-housing provisions, where applicable
Important UDCPR point on recreational open space
Under the Maharashtra UDCPR, a layout, subdivision or development of land measuring 0.4 hectare or more is generally required to earmark 10% of the layout area as recreational open space, subject to the detailed conditions, exceptions and the rules applicable to that land.
This is different from saying that every project has a fixed 10% “amenity” deduction or a fixed road deduction. Road width, access, reservations and other deductions depend on the site, sanctioned plan, zone and the competent planning authority.
Plot division estimate ≠ sanctioned subdivision
Use this calculator for feasibility only. Identify the competent planning authority, verify the latest Development/Regional Plan and applicable UDCPR/DCPR, check survey and ownership records plus road/reservation impacts, and use the applicable approval process with professional plans for an actual subdivision proposal.

Applicability is location-specific. Mumbai, MIDC, MMRDA special planning areas and other authorities may have separate or additional regulations and approval processes.
Frequently asked questions
How many square feet are in 1 Guntha?

Does the calculator automatically know legal road or amenity deductions?
No. Road and open/amenity percentages are editable planning scenarios, not automatic legal requirements. Actual deductions depend on the site, applicable plan, authority and development-control rules.
Is the visual plot grid a sanctioned layout plan?
No. It is a schematic planning preview only. It is not a cadastral map, survey drawing, subdivision approval or to-scale sanctioned layout.
