How to calculate property value from area and rate
Rate-based property value = Property area × Rate per matching area unit
MahaMetric normalizes square feet, square metres, Guntha and Acre area inputs, and converts the entered rate where needed before calculating the base estimate.
This is useful for quick planning when you already have a verified ASR / Ready Reckoner rate or another rate you want to test. It is not a professional valuation model and does not infer a government rate automatically.
Agreement value vs rate-based property value
1. Base estimate
Area × entered rate
The calculator produces a simple rate-based value after normalizing the units.
2. Agreement comparison
Difference in ₹ and %
It shows how far the agreement value is above or below the current rate-based estimate.
3. Transaction next step
Verify assessable value
For stamp-duty planning, continue to the dedicated calculator and verify the official valuation inputs.
Ready Reckoner / ASR value in Maharashtra
If you want to use this tool with Maharashtra ASR or Ready Reckoner data, first confirm the current rate from the official e-ASR service. Check the correct year, district or locality/value zone, property category and rate unit before entering it here.
A simple area × rate multiplication is only a planning helper. Actual government valuation can require the current ASR guidelines and valuation rules for the specific property and transaction.
This calculator does not create an official property valuation
MahaMetric does not automatically identify the correct ASR zone, property category or government valuation adjustment. Use the calculator only after you have a rate to enter, and verify the official valuation process before relying on a number for registration, stamp duty, lending, taxation or a legal transaction.
Uplift and discount scenarios are planning assumptions
The editable uplift/discount control lets you see how a higher or lower assumed rate changes the area-based value. The calculator also shows quick −10%, base and +10% scenarios for side-by-side comparison.
These percentages are user-controlled what-if calculations. They are not Maharashtra government ASR adjustment factors, official appreciation rates or valuation instructions.
Market plot price and ASR value are different inputs
A seller's asking rate or negotiated land rate can differ from a government ASR / Ready Reckoner rate. Use the Plot Price Calculator when you want to estimate a negotiated land purchase price from area and market rate, and use this page for rate-based value comparison with an agreement value.

How do I calculate property value from area and rate?
For a simple rate-based estimate, multiply the property area by a rate in the matching unit. MahaMetric converts the area and rate to a common basis first, then calculates the base value.
Can I use a Maharashtra Ready Reckoner or ASR rate in this calculator?
Yes, but first verify the correct year, location or value zone, property category and unit on the official Maharashtra e-ASR service. The calculator performs a simplified rate-based comparison after you enter that verified rate.
Is the calculated property value an official government valuation?
No. It is a simplified area-by-rate planning estimate. Maharashtra valuation rules can depend on property type, location, use and other characteristics, so the official e-ASR and valuation process should be used for an actual transaction.
Why compare agreement value with the rate-based estimate?
The comparison helps you see whether the entered agreement value is above or below the simplified rate-based estimate, including the rupee and percentage difference. It does not by itself determine the legally assessable value for every transaction.
What does the uplift or discount adjustment mean?
It is a user-controlled what-if scenario that changes the entered rate up or down. It is not a Maharashtra government ASR adjustment rule, valuation instruction or official appreciation factor.
