What costs are included when buying a property?
A property purchase usually needs more cash than the down payment alone. This planner keeps the major planning components visible instead of combining them into one unexplained number.
Down payment
The part of the purchase price you plan to pay from your own funds.
Stamp duty
Estimated from the applicable Maharashtra location category and assessable value entered.
Registration fee
Added only when you enter a fee you have independently verified.
Other known costs
Optional verified costs such as legal, processing or transaction expenses you already know.
Property purchase cost formula used by this planner
Upfront cash = Down payment + Estimated stamp duty + Entered registration fee + Other known upfront costs
Home-loan EMI is calculated separately from the purchase-price balance after down payment. Total modeled loan payments and interest are then shown so you can compare the immediate cash requirement with the longer-term financing cost.
How stamp duty on a property purchase is estimated
The planner uses the higher of the agreement/purchase price and the official market or ASR valuation you enter as the assessable value for its standard-sale estimate. You then choose the property's Maharashtra location category so the relevant base and separately modeled local additions can be applied.
This is not a substitute for the live Maharashtra IGR calculation. Verify the official valuation and final payable amount before registration or payment.
Registration fee is intentionally manual
Stamp duty and registration charges are different. MahaMetric does not guess a registration fee in this planner. Enter it only after verifying the applicable amount from the current Maharashtra IGR process. Until then, the upfront cash figure excludes that fee and is visibly marked incomplete.
How the EMI side of the purchase cost works
The modeled loan principal is the purchase-price balance after your down payment. EMI is then calculated from that principal, the annual interest rate and the selected tenure. The planner also shows total loan payments and total interest over the modeled term.
It does not assume that stamp duty, registration fee or other transaction costs are financed by the lender.

How much cash do I need upfront to buy a property?
This planner adds the down payment, estimated stamp duty, any verified registration fee you enter, and other known upfront costs. The result is a planning estimate rather than a lender or registration quote.
How much stamp duty is charged on a property purchase in Maharashtra?
There is no single rate for every property. The estimate depends on the applicable Maharashtra location category, the higher of the agreement value and official market/ASR valuation entered, and any qualifying surcharge or concession selected in the planner.
Are stamp duty and registration charges different?
Yes. Stamp duty and registration fee are separate transaction costs. MahaMetric estimates stamp duty in this planner but keeps registration fee manual so an unverified fee or cap is not presented as a current rule.
Is stamp duty included in the property purchase price?
Not in this planner. The agreement or purchase price is treated separately, while stamp duty and any verified registration fee are added as upfront transaction costs.
Does the home loan in this planner finance stamp duty and registration charges?
No. The modeled loan principal is the purchase-price balance after down payment. The calculator does not assume that a lender finances stamp duty, registration fee or other transaction costs.
