What rules are built into this estimator?
The calculator uses the ordinary Article 25(b) conveyance base-rate categories from the Maharashtra Stamp Act: 5% for the listed Municipal Corporation/urban category, 5% for the listed Municipal Council/Nagar Panchayat and related category, and 4% for the Gram Panchayat/other-area category. It then shows separately verified municipal or notified-transport additions where the selected location requires them.

Why the calculator uses the higher property value
The Maharashtra Stamp Act defines market value for a property instrument by reference to the open-market value on the date of execution or the consideration stated in the instrument, whichever is higher. That is why the calculator asks for both the agreement value and an official market/ASR valuation and uses the higher input for its estimate.
Local and Metro additions
The Maharashtra Municipal Corporations Act provides a one-percent additional stamp-duty surcharge for sale/gift transactions in municipal-corporation areas. It also provides another one-percent surcharge in a city having a separately notified vital urban transport project. Maharashtra IGR currently lists Pune Metro, Thane Metro and Mumbai Metro material in its Metro Cess repository.
For an “Other Municipal Corporation” selection, the calculator does not assume the second transport-project surcharge automatically. It exposes an optional 1% switch that should only be used after you verify a current notification for that city/property.

Maharashtra's 2021 Budget officially announced a one-percentage-point stamp-duty concession over the prevailing rate for house-property transfer or sale-deed registration in women's name. The estimator includes this only as an optional qualifying scenario and applies the reduction to the Article 25 base-duty component.
Eligibility and operational conditions can change or depend on the exact purchasers and instrument. Do not select the concession merely because one purchaser is a woman; verify the current IGR treatment before payment.

Maharashtra IGR's current notifications index lists “Registration Fee Table Notification English version” dated 30 December 2002. During this review, however, the operative table text was not directly exposed through the current official indexed page, so MahaMetric is deliberately not hard-coding a commonly quoted percentage or maximum cap as an authoritative current rule.
If you have verified the applicable registration fee from IGR for your transaction, enter that rupee amount in the optional field and the calculator will add it to the estimated stamp duty.

Which property value does this calculator use?
It uses the higher of the agreement/consideration value and the official market or ASR valuation you enter. This follows the market-value principle described in the Maharashtra Stamp Act for a property instrument, but the correct valuation method still needs to be verified for the actual transaction.
Why is registration fee not calculated automatically?
Maharashtra IGR currently lists an official Registration Fee Table notification dated 30 December 2002, but MahaMetric has not yet directly verified the operative fee-table text from the official source. To avoid presenting an unverified cap or percentage as law, the calculator lets you enter a registration fee only after you verify it independently.
Why can Pune and Thane show an extra 1% transport surcharge?
The Maharashtra IGR circular repository lists separate Pune Metro and Thane Metro notifications. The Maharashtra Municipal Corporations Act also provides for an additional one-percent surcharge in a city with a notified vital urban transport project.
Does the women's concession reduce every surcharge too?
This estimator applies the one-percentage-point concession only to the Article 25 base duty, not to separately shown municipal or notified transport surcharges. Before relying on the result, verify current eligibility and the live IGR calculation for the transaction.
Can I use this calculator for gift deeds, leases or every property transaction?
No. It is intentionally scoped to a standard immovable-property sale/conveyance estimate. Different instruments, schemes, exemptions and special transactions can have different rules.
