How this rent vs buy calculator works
A fair rent-versus-buy comparison needs to track both wealth paths, not just compare monthly rent with EMI. MahaMetric models the buyer's home equity and the renter's investment balance over the same horizon.
Buying a house
Property price, down payment and loan terms create the EMI. Maintenance and other owner costs are added while the property value changes using your appreciation assumption.
Renting a house
The renter starts by investing the cash the buyer uses for down payment and other upfront costs, then the monthly owner-versus-rent difference is invested or withdrawn.
Final comparison
Buyer net wealth is modeled home value less selling cost and outstanding loan. That is compared with the renter's modeled investment balance.
Rent vs buy formula: what changes the result?
The answer can change materially when you change even one assumption. Use the calculator to test several realistic scenarios instead of treating one set of defaults as a prediction.
Property price
A higher purchase price usually increases down payment, loan principal and owner costs.
Monthly rent
Lower rent can make renting more competitive; higher rent increases the renter's recurring cost.
Time horizon
Buying often needs time for transaction costs and equity build-up to be recovered.
Property appreciation
Higher modeled appreciation increases future buyer home equity, but it is not guaranteed.
Investment return
Higher renter investment returns can strengthen the renting-and-investing path.
Maintenance & selling costs
Ownership costs reduce the buyer's modeled net wealth and should not be ignored.
Rent or buy? The result depends heavily on assumptions
Property appreciation, rent growth and investment return are not known in advance. The calculator defaults are illustrative starting points only, not forecasts. Compare conservative, middle and optimistic scenarios before using the result for a real housing decision.
Why comparing rent directly with EMI can be misleading
EMI contains both interest and principal repayment, while rent is an expense with no ownership component. Buying also requires upfront cash and ongoing ownership costs, while renting can leave more cash available to invest. This calculator therefore compares modeled net wealth rather than simply declaring the lower monthly payment the winner.
Buying costs to include in a rent vs buy analysis
The calculator includes down payment, modeled EMI, annual maintenance, optional other owner costs and an end-of-period selling cost. You can use the “other upfront buying costs” field for verified transaction expenses you already know.
Stamp duty and registration are not guessed automatically in this tool. For Maharashtra property purchases, estimate those separately and add the verified amount to the upfront-cost input when you want a fuller comparison.
Home loan affordability before deciding to buy
A rent-vs-buy model can show buying ahead over time while the monthly EMI is still uncomfortable for your cash flow. Check affordability separately using income, existing obligations and your preferred EMI budget before treating the buying scenario as practical.
Frequently asked questions
Is it better to rent or buy a house?
There is no universal answer. The result depends on property price, rent, down payment, loan cost, how long you stay, property appreciation, maintenance costs and what return the renter could earn by investing the cash not used to buy.
How does a rent vs buy calculator work?
This calculator models the buyer's home equity and the renter's investment balance over the same time period. It compares the buyer's property value after selling costs and outstanding loan with the renter's modeled invested cash.
Does this rent vs buy calculator include home loan EMI?
Yes. It calculates a modeled EMI from the property price, down payment, loan rate and tenure, then includes that payment in the buyer's monthly cost path.
Does the renter invest the down payment in this comparison?
Yes. The renter starts with the cash that the buyer uses for down payment and other upfront buying costs, then monthly owner-versus-rent cost differences are added to or withdrawn from the modeled investment balance.
Are property appreciation and investment return guaranteed?
No. Both are editable assumptions, not forecasts. Small changes in appreciation, rent growth or investment return can materially change the result, so it is better to test multiple scenarios.
