What is a Maharashtra Property Card?

Maharashtra's Land Records Department provides an online Property Card service for properties maintained through the relevant land-record or city-survey system. The record is commonly used to review key parcel and holder details associated with the selected property record.

How the official Property Card search works

The current official service asks whether ULPIN is available. If you have it, you can use the Unique Land Parcel Identification Number. Otherwise, the service lets you select the relevant division, district, taluka or city-survey office, village and city-survey/CTS number to locate the record.

How to view or download a Property Card

  1. Open the official Maharashtra Property Card service.
  2. Choose the relevant location details or enter ULPIN where available.
  3. Select the correct CTS / city-survey number for the property.
  4. Review the Property Card details shown by the official portal.
  5. If you need a digitally signed copy, use the official login/download flow and follow the payment instructions shown there.
Fee note: the live official Property Card page includes a download-fee field, but a fixed current amount was not clearly displayed in the public page we reviewed. Always confirm the amount shown by the government portal before payment.

Digitally signed Property Card

Maharashtra's Digitally Signed Satbara portal states that digitally signed 7/12, 8A and Property Card records can be used for official and legal purposes. The portal also states that the information available online is updated and that a physical visit is not required for records provided through this digital service.

Property Card vs 7/12

A 7/12 extract and a Property Card are different land-record documents used in different record systems and locations. Do not assume that one can always substitute for the other. Use the document maintained for the specific property and confirm requirements with the relevant authority or professional for a legal transaction.
